How to read a letting agent's fee schedule

Updated October 2026 · Based on fee pages from 200 branches · How we check

Check whether VAT is included

Many schedules show prices "+ VAT". On a 12% fee that's really 14.4%. On this site we always show the figure including VAT, and we say when the agent didn't state either way.

Percentage of what?

A tenant find fee of "60%" usually means 60% of one month's rent. Some agents quote a share of the annual rent instead, for example 8.3% of a year, which is about one month. If the page doesn't say, ask.

Minimum fees

"60% of the first month, minimum £480" means a cheaper property still pays £480. Monthly minimums work the same way.

"From" prices

"From 10%" is the lowest the agent charges, not what you will pay. We show these as "at least".

First month covered?

Some agents take the whole first month's rent as their set up fee and say it covers that month's management. Others charge both.

Old schedules

Some fee PDFs online are years old. We label any schedule dated before 2024 so you can ask for current prices.

Fees change. Always check the agent's own fee page before you sign.
