How we check letting agent fees
Every figure on this site comes from the letting agent's own website or fee PDF. We never use portals, review sites or estimates.
What we record
- The page or PDF the fee came from, with a link.
- The date we checked it.
- Whether the agent stated prices including or excluding VAT. We show everything including VAT, adding 20% where the agent quotes "+ VAT".
When a page is unclear
If a schedule contradicts itself or leaves out what a percentage is of, we don't guess. We show "see the agent's fee page" and leave that figure out of the totals.
The first year cost
To compare like with like we total what each agent says it charges on a £700 a month let for one year, with one new tenancy:
- The set up or letting fee, plus any fixed tenancy agreement or admin fee the agent lists as standard.
- The monthly percentage for 12 months, or 11 where the first month's fee is included in the set up fee, applying any monthly minimum.
- Any fixed monthly or yearly service charge.
It leaves out per tenant checks, inventories, renewals and repairs, which vary by property. "From" prices are shown as "at least".
Who we list
We list agents who publish their landlord fees online: 101 agents and 200 branches so far. Agents that don't publish their fees online aren't listed.
Keeping it current
We recheck every agent at least every three months. If you spot a change, report it here.
