What letting agents charge in the North East
We read the fee pages of every North East letting agent we could find that publishes its fees. Here's what they say, all including VAT.
Fully managed
Monthly management fees run from 10% to 19.2% of the rent, with a middle figure of 14.4%. Most agents also charge a set up or letting fee when a new tenant moves in, often between half and a whole month's rent.
Put together, the first year on a £700 a month let costs from £1,008 to £2,251, with a middle figure of about £1,592 across the 140 branches where the fees are clear enough to total.
Tenant find only
If you just want a tenant found, expect £350 to £1,374 on a £700 let (middle figure £600). Some agents charge a fixed fee, others a share of the first month's rent, often with a minimum.
Why the gap is so big
- Some agents put most of the cost up front, others in the monthly percentage.
- A few add fixed charges for the tenancy agreement, admin or compliance checks.
- Some percentages exclude VAT on the page, which adds a fifth.
